Full renovation project of a mid-terrace building in Coll d’en Rabassa, a seaside neighborhood of Palma with a strong identity of its own — a former fishing hub by the cove that gives it its name — and today one of the up-and-coming neighborhoods on the city’s east side, just steps from the seafront promenade and the airport.

The building, with a ground floor plus two upper stories, retains its original commercial use on the ground floor (a unit with blue awnings), while the upper floors have been fully renovated as residential space. Outside, the design opts for a smooth white-and-cream façade, with traditional Mallorcan wooden shutters in natural, unpainted wood (unlike the traditional green/black finish), simple wrought-iron balcony railings, and a rooftop extension that adds extra volume to the top floor.

On the roof, the terrace features a perimeter screen of terracotta ceramic latticework (rejola forat), a typical Mediterranean element that provides ventilation and privacy without blocking light.

Inside, the project embraces a contemporary Mediterranean language: vaulted ceilings with traditional exposed Arabic roof tiles between light wood beams, matching wooden-blade ceiling fans, walls clad in vertical wood slat panels, a kitchen island in microcement or artificial stone, light-toned wood flooring, and a curated selection of natural-fiber furniture (rush-seat chairs, jute rug) that reinforces the space’s warm, natural atmosphere.

The result is a home that dialogues with traditional Mallorcan architecture (Catalan vault ceilings, Arabic roof tiles, ceramic latticework) while being resolved with contemporary materials and finishes.
